Charlotte School Districts Explained: CMS, Union, York County

For most families relocating to Charlotte, schools decide the neighborhood. The problem: Charlotte Metro spans four counties and three school systems, each with its own rules. Here is the practical breakdown for a 2026 buyer.

The three main systems

Charlotte-Mecklenburg Schools (CMS)

CMS is the 2nd-largest district in North Carolina, ~141,000 students across 180+ schools. Mecklenburg County uses a "home school + magnet option" model: every address is assigned a neighborhood school, and families can apply to magnet and partial-magnet schools during a January-February lottery window. Ratings vary widely — some CMS high schools are in the top 5% of NC (Myers Park HS, Ardrey Kell HS, Providence HS), others struggle.

Union County Public Schools

East of Charlotte (Weddington, Waxhaw, Marvin). Smaller district, consistently top-rated. Weddington HS and Marvin Ridge HS regularly rank among the top 10 public schools in NC. Neighborhood assignment is strict — you buy into the school by buying in the attendance zone.

York County (SC) — Fort Mill School District

Across the state line in South Carolina. Fort Mill Schools and Clover School District are two of the highest-performing districts in SC. This is one of the main reasons Russian- and Ukrainian-speaking families cross into Fort Mill, Tega Cay, and Indian Land.

How to verify a home's assigned school

Never trust the listing. Every school district has a boundary lookup tool:

  • CMS: cmsk12.org → School Locator → enter full address
  • Union County: ucps.k12.nc.us → Attendance Area Locator
  • Fort Mill Schools: fortmillschools.org → School Locator

Listings sometimes quote the wrong school — boundaries change, and assignment is by exact address, not subdivision name. Check before you write an offer.

What the school rating actually measures

GreatSchools and Niche ratings weigh test scores heavily — which largely reflects household income of the attendance zone. Two schools with the same rating can have very different academic cultures. Read parent reviews, check student-teacher ratios, look at AP course offerings, and — if possible — schedule an in-person tour. Ratings are a filter, not a verdict.

The magnet school workaround in CMS

If you love a CMS neighborhood but dislike the assigned school, CMS magnet programs let families apply to specialized schools district-wide (IB, STEM, language immersion, arts). The lottery is competitive but often ignored by families who don't know it exists. Application window opens in November, closes in February. Results in March.

Private and charter options

Charlotte has strong charter schools (Socrates Academy, Community School of Davidson, Pine Lake Prep) and private schools (Charlotte Country Day, Providence Day, Charlotte Latin). If you're willing to pay $25K–$40K/year in tuition, private schools decouple you from assignment zones entirely — which changes where you should buy.

I factor schools into every home search from the first conversation. If you tell me your kids' ages, current school, and what you're looking for (academic rigor, arts, sports, diversity), I can narrow Charlotte Metro to 5–10 specific attendance zones before we look at a single listing.
